Alder Ridge Apartments is an apartment complex in South Davis, just seconds away from I 80 and Mace Blvd and within walking distance of Willowcreek Park. The complex is on the Unitrans P/Q bus line, and is conveniently located near shopping, dining, veterinary services, and day care.

Alder Ridge offers one- and two-bedroom floor plans designed with comfort in mind. Having to threaten calls to the health board in order to get anything done is no way to live. Don't be suckered by the free first month's rent. 2006-10-02 03:25:32   I'm not familiar with your apartment complex but I think mice are a problem all over South Davis. I live in a different South Davis complex that has them. Last winter they came into my apartment whenever there was heavy rain. South Davis has lots of empty fields where they nest. The recent fire in the field near your apt probably disturbed a lot of their burrows and sent mice scurrying through the neighborhod in search of new homes. I've seen poisoned mousetraps set up around the perimeter of a popular South Davis restaurant. —SteveGreen


2007-01-01 12:30:40   I live here and have no problems with mice at all. The complex is well-maintained and the maintenance guy lives here and is easily contacted. The office staff are friendly, but they are not always present. The girl that works in the office is a hottie, too (: My biggest complaint so far is that the card machine for laundry is located in the main office. This basically means that if you are doing laundry on a Sunday and need to add more money to your card to do laundry, you're screwed. Other than that, I highly recommend the complex. —CaseyBarc

2009-08-09 15:27:33   Lived here for the past year. All and all an okay place to live here is my rivew:

The good:
Short lease term. From what I know, there are 3, 4, 5, 6, 7, 8, 9, 12, 13 month lease terms available. So it is good for people who are not students and do not follow the September-June shool cycle. But I heard they are trying to do away with the short leases, too bad.
Pretty big for an one bedroom. I think it is about 700 square feet. We had three people there and it was never to crowded.
Nice lay out. Good size kitchen, have a fire place (we never used it but it is nice to look at), pretty big windows in living room and bedroom, big space in bathroom for washer/dryer (we used the space for storage..), one good sized builed in closet in the bedroom. On a side note, there is no microwave.
It stays pretty cool. Due to the orientation the units are mounted, the sun never directly shined on the windows, and the surrounding building shades tends over shadow the windows. We rarely uses AC during summer, maybe two hours a day during 100F plus days.
Fixing thing, they are pretty fast at getting to our working request usually within couple days. But during the busy move in/out season it could take weeks if the request is not deemed "urgent."
Quiet. I have heaerd noisy party maybe three times during my entire stay over an year, so it is pretty good for a college town. There are a lot of family with children and you do hear them. But personally I would perfer children over loud rock music.

The Okay:
Parking, you get one assigned covered parking. So it is good for keeping your car cooled down during summer. But you only gets one, so the other roomates will have to park in the unassigned spaces. This could be a problem because those are pretty limited. And if people decided to park at your space during on-office hours there is nothing you can do about it.
They have central AC so it should be a good thing, but the system is pretty old, the heating power is close to none, we have to buy a space heater for the winter. The cooling power is not bad but water tends to drip from the A/C outlets and filter during hot days. And if your neighbor smokes, sometimes the smoke can craw through.
They don't allow pets. We don't have any so it is not an issue. But if you walks around, you can see cats that are inside some of the units and walks around the complex after office housrs.
It is pretty safe. Over the winter break someone attempted to brak in one of the unit, but I thik they didn't actually got in. Some car vendalism reported, but we didn't actually see anything.

The not so good:
The handy guy ask questions. I am not sure if he is just trying to make conversation or not. But he ask stuff about our boyfriends, family, husbands (we are all girls) when he comes around to fix things. I don't know, maybe it is just me?
Pests. South Davis has a lot of bugs and mice. And we had our share. The records is ten flies per day catched, that is pretty impressive. Whe bought an electronic bug zapper and that conrols the bug situatin somewhat. We latter found out that the bugs are coming in through the little spaces between the two patio doors in the living room, yeah.
The water bill, it is about $28.00 per person. Note that is it calculated per person per square feet, so unlike PG&E bill which is calculated on actual usage, even if you have more roomates to share, the individual charge will not go down.
They required professional carpet cleaning upon move out. So rent a steam cleaner from walmart will not work. And it dosen't matter how clean & how long you lived there, they will charge you for professional carpet cleaning. We got charged about $150 for it. And I know we did a good job clean the unit before moving out because we got all our deposite back at the other place we rented before.

Here is a funny story. The water heater is located in a closet thing on the patio outside the unit. The closet is locked by the management and they refuse to give us the key in fear that we will "put stuff" in there. So come a three day weekend, PC&E broke one the gas line. so they shut it down to fix the gas line. And the wate heater got turned off. SO PG&E sent someone over to re-light the water heater after they fixed the thing. Sure enough, the closet is locked, we have no key and the office won't open till Tuesday. We don't have hot water for three days, it is awsome!

So yeah, this is not a bad place to be but it is a little on the expensive side when you add in the water bill. Hope this post helps. Cheers.

Hello, we are the management team of Alder Ridge Apartments, I am Tracie the Community Manager with my Assistant Manager Starla. We are responding to the last posted comment from Hellen. We would first like to address that we have no resident in our system with the name "Hellen" who has lived at Alder Ridge the past year. It is very difficult to address a resident's concerns, when the resident does not bring their concerns to the attention of management.

We do offer a variety of lease terms, which change depending on our availability. Our one bedroom apartments are 716 square feet and yes they are nice and spacious. The direction of the sun varies with each apartment, all dependent on the location, as we have several apartments facing different directions, it sounds like you had a East facing apartment.

Our work orders never take "weeks" if this were the situation, it should have been brought to my attention. It is our policy to have every work order completed within 24-72 hours, unless a part is on order, or we are scheduling a vendor, at which time you would have been notified and given a tentative date of completion.

In response to the comment regarding noise, if you are looking for somewhere to live with absolutely no noise, I would recommend looking into possibly renting a house next time as you will hear occasional noises in an apartment complex. Alder Ridge has a Quiet Enjoyment policy from 10 PM until 8 AM, any reasonable noise outside of this time frame, would not be addressed, unless a complaint were filed with management.

Most communities offer 1 assigned parking space for each apartment. We have plenty of uncovered spaces at a first come first serve basis, as well as plenty of on street parking. We NEVER ALLOW another resident, or guest of a resident, to occupy a reserved parking space. Again, if a situation is not brought to our attention, it is difficult to address. I would be interested to know if this was a 1 time situation or an ongoing issue with your parking space. We are very prompt in addressing issues such as this when brought to our attention. In fact, we post TOWING TAGS on any vehicle in violation of our policies in addition to recording license information as we keep a log of these offenders. Very rarely have we ever had to tow a vehicle. We are very pro active in addressing these matters.

Our property was built in 1987, every year we service our HVAC systems and we replace the air filters during apartment inspections as well as at the time of a work order request. If your air filter was dirty, it may not been running as efficiently as it could have, again if this concern had been brought to our attention, we would have gladly taken a look to see if there were any deficiencies with the HVAC, as well as addressing any leaks with your condensate line, which is a very simple fix.

Unfortunately, we have no control over resident smoking on their patio's and it creeping inside your apartment. We cannot tell residents they cannot smoke outside their apartment, this situation can occur anywhere, even at a food market.

Our property is a very safe community. We provide safety suggestions for all our communities. Apartments are easy targets for car break ins and other minor crimes. If anyone is seeking information, we always suggest they check with the local Police Department for statistics and specific information. Crime happens everywhere, even in the most prestigious of neighborhoods.

Con Am is a very professional property management company. ALL of our employees are drug tested and background checked. We even perform background checks on our residents for safety purposes. We have two maintenance men working on our property; both have worked for me for over 18 months. Bill our maintenance supervisor is typically the one who addresses maintenance requests. Most residents appreciate his friendly demeanor, and he happens to score very highly on all our resident feedback surveys. In fact he is currently one of our top 3 in the company for having the most positive resident feedback. I would be happy to share these survey comments with anyone. I think this is simply a misinterpretation of his intent. Bill is very friendly, very professional, and very happily married. We apologize you took offense to his demeanor. Again, I could have addressed this situation and sent an alternate maintenance technician had I known you felt uncomfortable.

Regarding pests, pests live outdoors, and pests are a part of nature. In the 29 months I have managed Alder Ridge Apartments, I can honestly say we have probably only had 2-3 residents call suspecting a rodent in their apartment. Our property is monitored monthly by Terminix Pest Control, if a resident ever has an issue of any sort, Charles will treat the residents apartment at no charge, and he usually will respond the next day. We bait the entire property for rodents, and pigeons as well as spray the property for pests twice a month. Interestingly we find that often residents, who call regarding pests, have open food or open garbage containers in their apartments, which attract insects and rodents. If we had known you were having an issue with flies in your apartment, I would have gladly scheduled Terminix to come out and treat your apartment.

Regarding your water bill, we DO NOT charge $28 per resident. We have a mathematical formula that and residents receive a set rate per month. Our Conservice (water-sewer-garbage) bills vary depending on the square footage of the apartment and the number of occupants in their apartment. Our owners pay all common water-sewer & garbage, and irrigation. They also pay a portion of the resident’s utility bill. The most a resident should ever pay in a 1 bedroom apartment, with three occupants is $35 per month, we do not charge for "each" resident. Our 2 bedroom 1 bath Conservice bill should be bill no more than $45 per month, with 5 occupants. Our 2 bedroom 2 bath Conservice bill should cost no more than $55 per month, with 5 occupants. I am provided a copy of all charges from Conservice on a monthly basis.

You are correct; we charge a discounted rate for professional carpet cleaning services at the time of your move out. This is due to it being a health and safety issue. We outline this information at the time you make your apartment reservation, as well as when you sign your lease. We mail cleaning addendums two weeks prior to your move out.
It has been recommended by The National Carpet Institute, that professional textile cleaners and equipment be used. Professional cleaners are licensed to use special deodorizers and detergents which only they have access to. Professional cleaners also use high powered equipment and water temperatures which will kill bacteria and neutralize unwanted odors. If you were charged $150 for a carpet cleaning, then your carpet must have been heavily soiled as most residents are billed $55-70 for a general carpet clean in a one bedroom apartment, which is a savings we pass onto our resident. If you would like to dispute or discuss your bill, I am always available to discuss and adjust if necessary. One thing to remember, if you had called a professional textile cleaner, they would charged you more than the discounted rate you were billed from our vendor.

Lastly and most importantly, and not a laughing matter, our gas water heater closets are locked for a very valid reason, SAFETY. We lock the water heater closets to prevent apartment building explosions. Many residents do not understand how gas hot water heaters operate and they will store gasoline cans, paint, and flammables inside their water heater closets, which is why we lock them and do not allow residents access. When PG & E makes repairs to gas lines, this has nothing to do with Alder Ridge. If they turn off your gas we have no control over this. I do recall PG & E requesting that we shut off all water heaters last year which they make repairs to the gas lines. However we re-lit all the water heaters when repairs were made. Pilot lights can blow out anytime for a number of reasons, which is why we dispatch 24 hour maintenance technicians after hours and on weekends. We are also open Monday through Saturday, from 9 am to 6 pm, Mondays until 5:30 pm. If you had called the 24 hour Maintenance Emergency line posted on our lobby doors and recorded on our outgoing message, we would have gladly dispatched maintenance to re-lite your pilot light on your water heater. Since I have been the manager of Alder Ridge, I have NEVER had a resident go 3 days without heating or air conditioning, you really should have brought this to our attention.

2009-11-02 14:27:33   Oh, dear. I posted my comments here to let other people know my experience here. If you read my post carefully, I do not discourage nor encourage anyone to rent or not rent form Alder Ridge. I am sorry that you feel the need to reply with such a tone. I expressed my own observations, and nothing more. But yes, this is the kind of "lecture" style response you get every time when you express concern to the management. I guess this is a college town and people like to treat us like student who knows nothing. And of course, they actually searched their tenants database all for an online post. I wonder what they were trying to do? People get marry and people change names.

Side Notes:
Nothing bad happened to us like an gas tank explosion or an residential burglary. Applause to the management!
