The manager is nice. Tamara works very hard to respond to issues quickly and she is very approachable.<br> + 2. Space. The apartments are quite large for what you pay for. We have a ton of storage space, the living room is large, and so is the dining area. So many kitchen cabinets!<br> + 3. Good location. Close to the greenbelt, less than 1.5 miles from campus. Close to F, J, G lines. By Anderson Plaza and the North Davis Marketplace.<br> + 4. They recently got a new maintenance person (you'll understand why this is relevant if you take a look at the cons).<br> + 5. The complex is relatively quiet apart from a few nights where people decide to play music. For the most part, many families live within the complex so people are generally not very loud.<br> + <br> + CONS<br> + 1. The fact that the complex needs some work is the understatement of the year. Start with the fences: they are old, stained, and need to be repainted. Laundry machines are constantly out of order, and there are nowhere near enough machines for the entire complex (five washers, six dryers). The exercise room is practically non-existent. The cement pathways, and many of the patios are cracked and uneven (they may have repaired some around the complex).<br> + 2. The wiring on all of the apartments is extremely old. I was told when I asked that they are not fixing this anytime soon. This means that you cannot get AT&amp;T, and you'll probably be forced to get Comcast or DISH (a much more expensive option). Instaconnect is a joke.<br> + 3. Insulation - it could be 75 degrees outside and it'll be 50-something inside of the apartment even if you leave the blinds open and keep all of the windows closed. The apartment retains absolutely no heat and gets extremely cold during the winter. This is mainly due to the fact that the windows let in moisture, and that they are also not airtight, so wind gets in and there is always a draft. When you turn on the heat (which you will have to do, trust me) expect the temperature to drop back down in a matter of about a half hour.<br> + 4. Management - Although Tamara is extremely nice and helpful, they do not actually fix any issues that are "cosmetic" even though they may significantly affect your living experience. An example would be the horribly painted walls (you can clearly see that many of the walls were previously painted beige) and kitchen cabinets (when we moved in, they were painted shut). A very visible portion of our kitchen tiles had oil burns, and when I asked for replacement I was basically told that this wasn't a big deal and that there was nothing she could do. It seems like she wants to fix many things, but that she's on a tight leash with upper management to save money. We had half of a towel rack stump when we moved in (they eventually fixed one of them, but one stump is still left so we only have one).<br> + 5. Leaks! When it first rained in the fall, we had a large bubble build up on the inside of one of our walls. This was due to the fact that the ceiling on the outside of the apartment was cracked and that the wood under it was rotten. We had water leak through the walls and onto the carpet. They did fix this eventually (after a week, even though there was mold building up and the bubble got bigger), but they then had to fix the roof itself in order for the problem not to persist (they are now finally fixing the roof permanently and it is March).<br> + 6. Mold - that last part leads us to the mold. There is a constant mold problem near all of the windows (given that moisture seeps in and that the windows are not airtight). They did take the mold seriously when the bubble built up on the wall, but we're basically on our own for the window stuff, especially in the bathroom.<br> + 7. Probably not representative of the overall security of the place, but I did get my bike stolen out of my locked, fenced patio during the first week that we lived here. Now the manager is Tamara. She's been nice and friendly so far and seems down to earth. My only complaint is that you can't go by the posted office hours; they seem to be pretty random. When we complained that our freezer was not keeping things frozen, they replaced our entire fridge! That was really nice and the new fridge and freezer work great.<br> + We've had some issues with the dishwasher, but this is Davis -- don't expect any better at any apartment complex. Davis water is a bitch.<br> + My other complaint that I haven't mentioned to maintenance is the screens. Before we moved in, whoever put the screens on the windows bought the wrong size. Instead of buying new screens, they used pieces of cardboard to make the screens stay there. Except, they DON'T stay there if there's a breeze, or if you have a cat that likes to sit on the windowsill (which we do). Also, two of the windows just don't have screens at all.<br> + The heater has always worked fine and the A/C has only broken once and was fixed within days. Hot water has gone out maybe twice in over a year's time. I saw a single cockroach ONCE... Also, in one of the rooms, there was a big long spider web, I was complaining because my deposit is meant to move into a clean and new apartment, apparently it was not clean at all! The manager expected me to clean the spiderweb myself! The bathroom leaks all the time. Every morning they always have these workers do the lawn but this place suck so much I don't know why the manager have to spend so much on the workers doing the lawn, they should focus more on these problems. I agree with MegLane, the manager is never there! The office hours say she will be in at 8, she doesn't show up until 10. We constantly had issues with our neighbors from the 18 year old puking drunks at our back gate to the older ones next door complaining we were too loud. The place, like many Davis apartments is run down. The work orders, when completed, were only rigged to serve a short term fix and were never really resolved. The maintenance guy was not around often because of course Jon Berkeley Management is a horrible. We can hear traffic very easily. The blinds we had were different shades of off color white, they were dried and cracking, falling apart, and different lengths. The front door handle always shakes loose, the bathroom fan doesn't even sucks a piece of plastic up to it. We've had lots of water damage and their idea was "painting over it". We've had our cars broken into SOOO many times. The community washing machines are always breaking down and none of them seem to be set for the same time to wash. Overall it's just rundown and perfect for someone who doesn't really care where they live. There are lots of tree roaches in the bushes and there "workout area" is just that an area, the machines (the last time I checked) were either broken or missing vital pieces. The manager was nice, but she seemed overworked. I think it's overpriced, but that seems to be the way Davis is. Oldness of the complex: It is very true. The units are old and the blinds are sometimes mismatched- mine look like they were hand cut. I also moved into an apartment with older carpets. I agree- do photograph everything when you move in (but do this anywhere you move).<br> - Repairs: (The above situation looks pretty bad). I had only one major issue and a couple of minor repairs. I had water come under my back door during a rain storm and my carpet was taken care of within 2 days. I also had a hole put in to my wall while moving furniture…if I am to be honest I would have to say that it was a sad excuse for a repair…but none the less it was done quickly. I also had a door closing issue. He fixed the working door on accident, but returned to fix the broken door the very next day. I will excuse the round toilet seat that was installed on my oval toilet and then the old one left in my kitchen. They did return with the proper seat. I think that in the real world sometimes you have to squeak a little louder. I think that the person would have been better off e-mailing these pictures to Jon Berkeley management and giving them a chance to remedy it, rather than waiting to be angry.<br> - Loud parties: I have lived in Davis for 15 years in 4 different complexes. I don’t find this one to be any louder than any other complex, especially on a Thursday night. Once again – if you have super noisy neighbors – complain!<br> - The work out room: The treadmill is new and also the elliptical. There is also a weight set<br> - The manager: I think that the manager is a pleasant person that does seem to be over extended at times. I have only had positive exchanges with her and she has followed through on every repair that she has promised.<br> - I renewed my lease this year and I plan to again next year. They are older, and could probably use a little more TLC by the property management company, but the location and sq footage are good. I like the location because it is near a lot of shopping and it is an easy bike ride to campus. Plus the bus stop is right in front of the complex. I would live here next year because our place is so nice, but my boyfriend and I want to move into a smaller place. By the way the two bedroom/one bathroom is huge and has a huge storage closet under the stairs. People tried to warn me not to move in here but I don't know what they were talking about. I really enjoyed my time here because the complex is really quiet. Every morning they always have these workers do the lawn but this place suck so much I don't know why the manager have to spend so much on the workers doing the lawn, they should focus more on these problems. I am a graduate student and have been living at Alvarado Sunset Apartments for three years now. I was not very happy with the previous manager, Cora. With regards to my apartment, she was good at taking care of the maintenance problems that I reported. However, when I had an extremely noisy and disrupting neighbor last year (loud music and parties every night), she did not care to do anything and ignored all my complaints. I was planning to move out of this apartment complex when Kari became the manager. She helped me out tremendously with my disrupting neighbor. Since she has become the manager, I have realized that our laundry room is always very clean. The green area is always well taken care of. I do believe that she cares for this apartment complex and tries very hard to have good relationships with all the tenants. Kari has always taken care of the maintenance issues in a timely manner. I do hope that all the tenants that see her nice work, take the time to write about their good experiences here at Alvarado Sunset Apartments. This a quiet place for serious students who would like to study and care about the cleanliness, maintenance, and the general look of their apartments. Kari does everything to keep it nice and well-maintained. If you like to party all the time and have tons of people over at your place on most days, have no respect for your neighbors and other people, do not care about the cleanliness and maintenance of your complex and are unruly, then by all means this is not the place for you. When I went to confront the manager about the amount of time she told me that they were working on it and money is tight because there were empty units. She is truly helpful. She even goes to the extent of helping out with how to get to school, how to find the right people to work on your bikes and how to settle down in Davis if you are in international student. she always has a smile on her face and is very welcoming. I don’t think I slept a full night in a year.<br> - <br> - Last year I reported 2 late night parties at Alvarado and the manager put an end to it, or had them move out. If you want an all night party apartment don’t move here, the manager will be on you. I think most of the bad comments are from partiers who got in trouble, or did not pay rent on time and when asked to move left some of these nasty comments. I’m all for having some fun, but don’t invite 50 people at 2AM, open your windows, and blast your stereo all night. First she told me that it was not the apartments responsibility to get rid of the cockroaches but after multiple complaints from myself and my roommates she came to look at our place. After a google search and a few more complaints she decided to call an exterminator who supposedly sprayed. We STILL have cockroaches 2 months later! It has gotten so bad that instead of calling her we have to call the owner because she is so rude and unhelpful. We pay our rent on time and don't deserve to be treated like we don't matter because we are in college.
