Announcement from management: We currently have 1 and 2 bedroom apartments available for rent. Mention Davis Wiki and get $100 off your security deposit at lease signing.

Arlington Farm is a complex consisting a variety of tenants, including couples, families, and professionals. Students, in particular sophomores, are the primary residents of the complex, therefore fittingly called the "sophomore dorms" by some. Most of the sophomores that live here are affiliated with the greek system and get their apartments passed down. It can be noisy, especially on the Portage Bay West side, but also has a lot of parties with free beer.

Arlington Farm is managed by Tandem Properties and is located on the Unitrans D bus line which goes to both the Memorial Union and The Silo. It offers one- through four-bedroom apartments as well as four-bedroom townhomes with a $300 pet deposit (no dogs allowed) [March 2009]. One bedrooms range from $1065-$1151/month, two bedrooms cost $1410 or $1464/month, three bedrooms range from $1589-$2275/month, and four bedrooms cost either $2567 or $2697/month [Fall 2009]. Security deposits range from $400 for the one bedrooms to $1000 for the four bedrooms [Fall 2009].

Ads for the complex tout cathedral ceilings, wet bars, and large walk-in closets. All the apartments come with major appliances, including a refrigerator, a dishwasher, a gas stove and rangehood, and a microwave. There are a variety of floor plans that can include built-in living rooms, wet bars, double balconies, large walk-in/mirror door closets, cathedral ceilings, patios, large pantries, and much more. DSL/Cable is available in the area. Note from management: As of 2008, free DSL Internet for each apartment is included with rent.

The Westlake Plaza shopping center is sort of nearby, but there is better shopping elsewhere in Davis. Apparently, there are also resident activities, bike path, etc. They conduct Resident appreciation week during December of each year where the staff brings breakfast and newspaper to you door, you can get free laundry for a day, cash grab, and much more!!

Students commonly refer to this complex as "A-town" or "Arlington Farms" (with an "s", especially by Unitrans drivers). It's also known as the "Black Hole" because many times residents don't venture outside of Arlington to party since there is pretty much always something going on. They have police officers who patrol the property in order to quiet down the parties and for the tenants' own safety. The east side of Arlington is developing its own nickname called "Farlington" because its on the "other side." You are a "Farlington Shacker" if you shack it with any of the football or basketball boys, henceforth having a lovely walk of shame the morning after. This side of the property tends to be quiet since it is less dense.

The name Arlington Farm refers to the original farm in West Davis. There is a memorial plaque along the bike trail on the Lincoln Highway, just across the street from the original farmhouse. Arlington Blvd. is also named after this farm.

Very expensive; I've heard it's the "sophomore dorms," very party oriented. Depends if you're into that or not.

2005-04-12 00:00:10   After The Man clamped down on A-town, Sterling became the next crazy party complex. I heard that's no longer the case however, riots and all. —ElliotJorgensen

2005-08-13 17:09:32   shopping near by is debatable. I mean, there is Food Fair which is good in a pinch but the food is often expired and overpriced. —RohiniJasavala

2005-11-08 20:00:04   I've lived here for over a year now. The apartments are not bad for what you pay, considering Davis housing prices. The staff are friendly and helpful, especially if you keep your parties quiet and clean up after yourselves. In our first-floor apartment, though, we've had a recurring ceiling drip from leaky pipes upstairs. —BrianMcFadden

2006-12-14 2:06:54   The management and maintenance people are very friendly; however, appliances are old and don't work well. Also, when we moved in, there were tons of things wrong with the apartment that easily could have been fixed during the previous 24 hours (blinds were broken, windows didn't work, toilet paper roll holder was missing, etc.). We reported everything to the management, but a month later nothing had been fixed. We went in to report everything again and they told us maintenance had already come to our apartment and fixed everything. We asked them to come again, and they came later that day but still only fixed half the things on the list. However, when it got time to start using the heater, it didn't work, so we reported it half an hour before the office closed. They came right away and fixed it so we could use it that night. I think as long as you get to know the office staff and maintenance guys, they fix things quickly. They make an effort to get you know your name and apartment so service is quick, easy and personal. —ElleWeber

2007-06-24 19:28:45   I currently live in A-town. I like the apartment complex, looks nice, aesthetically pleasing. I would recommend it to anyone as the D-line and K-line comes right in front of the apartment on Russell. The only CONS are that shopping is far away, parking is hectic at times (although if there are no spots, you can park in the tennis courts right next to it, and there is a cop stationed every friday and saturday although there are many parties. The PROS are: friendly management, good appliances, FAST repairs (same day most of the time), good gym, many spas, good pool, much guest parking (most apartment complexes don't have this) and friendly maintenance. Like someone said, get to know the management for quick repairs. Highly recommended. —Rbbie2x

2007-06-25 21:33:58   The aartments look really nice on the outside, but inside they aren't so aesthetically pleasing. You're basically paying for the party orienteted atmosphere and to live near your friends. Pros: Right on the D and K lines, relatively inexpensive, lots of spas and a great maintenance staff. Cons: Bad parking, not close to shopping areas, weird floor plans and lighting, awful gym (1 treadmill, eliptical and stationary bike that hasn't worked all year), and THE WORST INSECT PROBLEM YOU COULD IMAGINE. That being said, I'm glad I'm not staying here for my junior year. —MandiPeterson

2007-07-27 15:58:51   Don't live here! You know, it wasn't as bad living here as I thought it was going to be, but that's not saying much. Hmmm.. where to begin..? The rent is alot of money. If you're sharing with multiple people it's alright, but like many other apartments, the prices move up every year. Everything was fine until one of our roomates bailed and we had to split the rent for the rest of the year. I'm glad this happened, for it made me not want to live here anymore. Everything from the outside is OK.. but the indside is another story. Everything is old fashioned and ugly. Every complex has a different brand air conditioner/heater, microwave, and dishwasher. Our heater didn't work and we had it "fixed" 5 times. I kid you not, I called them that many times to fix it and it never got fixed! Oh, how the winter was cold. That's all I'm saying. There are lots of parties and Barbie/Ken looking people lying around everywhere, so if you're into that sort of thing.. GO FOR IT! —JasonMasino

2007-10-21 20:22:44   Does anyone know how hard it is to get an apartment here, specifically a 4 bedroom townhouse, and whether it would be possible to double up one of the rooms so that it would hold 5 people? —Ash

2008-02-15 20:46:32   @Ash

We lived here in 2005/06 and you could very easily double up in a room. The common area is huge so you could put a desk and whatnot in there if you need to. If you were to try to put two desks and two beds in the bedroom it might be a little crowded. We had a bunk bed and that worked out fine. It is kinda tough to get the four bedroom one there though, it is really popular. —BretCorzine

2008-05-09 12:08:29   This complex is great if you want loud people, loud music, and loud parties. I am moving to a different complex solely because of the noise issue, though the management and staff are superb. —snowgrumbler

2008-06-01 13:59:52   I agree with snowgrumbler. I've been here almost a year now, and my biggest complaint is the noise. Maintenance and office staff are really friendly and helpful, and they've resolved every issue I've had so far. However, the other residents have no courtesy when it comes to noise. It seems like there is a party here every night of the week, and the police take hours to respond. You can hear bass blasting at 8:00 am on a Sunday or at 3:00 am during finals week. I've tried asking my neighbors to turn it down, but they usually just turn it back up after a couple minutes. If that won't bother you, then I highly recommend living here. Hopefully I'll still feel this way when it comes time to get back our security deposit... —StephanieRobinson

2008-07-12 17:15:56   I had lived here for two year...not out of choice and I am ready to move out. This complex is quite run-down and is perfect for SPIDER lovers. I have friends in the complex who have the same problem with spiders in their apartment. In a span of 5 nights....there were 8 spiders in my room. They come out of nowhere and run across the floor. The management does a poor job at cleaning the outside of the apartment (only water blasted the unit once this whole year) so there are tons of spiderwebs all over the exterior walls of the complex. It's quite noisy at night due to parties, but the real problem are the riots that occur due to drunkards. I really don't recommend this place and it is def. not worth the money. —islandboy12

2008-08-05 09:53:46   Well I thought I'd update my comment... I did receive my security deposit back in full, so I have nothing but good things to say about the office staff.

As for the spiders, I never had a problem with them, but I did live on the second floor. —StephanieRobinson

2008-09-16 18:19:51   There is someone who has a clepto problem with bins, I'm guessing for the purpose of laundry. I will be vigilant. —SuperStah

2009-01-15 22:00:42   Pros:

(1) Nice management. Prompt replies to service requests, though sometimes maintenance is mediocre at best
(2) Not too too far from campus

Cons:

(1) LOUD!!! This place is by far the noisiest place I've ever lived. First, the apartments are not very sound-insulated. We lived on the ground floor, and our neighbors above us (in both units) were either doing gymnastics in their livingrooms, or stomping across the floor. Also, unfortunately our other neighbors insisted on playing their bass guitar on many evenings...
(2) LOUD!!! Random people walking around seem to have no concept of consideration—they'll go around the complexes yelling amongst each other.
(3) LOUD!!! Parking lot noise from cars with loud exhausts sucks. There must be no sound insulation in these units.
(4) Appliances are aged. Functional, but aged.
(5) Maintenance doesn't always seem to know what they're doing. Called them to our place 3 times because the heater wasn't working, and they said that it does work, it just takes a while to heat up. Left it running for an hour and it only spat out cold air. Decided to tinker with the heater myself and got it working in a couple minutes—they never even looked at the heater to see if there was a problem.
(6) Price/living comfort.

The rental office staff are nice, receiving packages always goes fine, and they make an effort to know everyone. They're very helpful and responsive. However...while this place isn't the most expensive in Davis, but it's also not the cheapest though it should be. Unless you're a UC Davis Sophomore looking to party, I'd suggest another place to live. I wouldn't consider this place all that appealing from the perspective of a non-partier who prefers a quiet living environment. —chicodegallo

2009-04-07 12:31:00   I'm considering two specific apartments: 1403 (which shares a wall with laundry room) and 409 (which faces pool and presumably lots of pool-parties). They are both 1-bed with Study, on first floor. I'm a quiet person and prefer a quiet place. Can anyone tell me which apartment is better? Is sharing a wall with laundry room going to be very noisy (and shaky)? Thanks!!~ —garb

2009-08-28 20:10:46   This is the WORST place i have ever lived. Not only is it EXTREMELY loud but they have a spider and roach INFESTATION. it's horrifying. but on a good note the parties were so wild that a cop camped right outside my front door every thursday-saturday. However, peeping toms are still in business on week days... Anyway maintenance is good. —christinag

2009-09-13 13:46:18   arlington is waaaaaay loud. whoever wanted a "quiet" place needs to look somewhere else. people party like crazy here. its basically the sophomore loser dorms. everyone does drugs and smokes pot. lots of frat losers and asian wannabe gangsters. very loud. management sucks. my friend got his tv stolen there. lots of people still there. beware! dont do drugs here or u will get caught! —andy quieer —andy890

2009-11-19 15:50:30   Just a quick note about the noise — the East side of Arlington Farm is relatively quiet, so don't judge the whole apartment complex from the numerous complains about LOUDNESS in the larger, more "party-oriented" West side. —Gareth
