The Directory Russell Park is privately owned and managed by Tandem Properties, but located on land leased from UC Davis. The lease agreement with the university stipulates that apartments at Russell Park be offered to student families before any other type of tenancy is considered. If they are unable to fill their units, the next on the list of consideration are graduate students, and then undergraduate students. The complex has two playground areas for children, a volleyball and barbecue area, a community room, and some of Davis' most affordable storage rentals, available for non-tenants as well. The complexes one-, two-, and three-bedroom units range from $690/month to $1,142/month [2005 academic year]. Like The Atriums, Russell Park is bound by the university's fiscal year so rates are on an academic calendar, and new rates are approved in May of each year. Because the apartments are relatively large for the price, there tends to be a long, long waitlist to get in (well over a year in some cases). Turnover is very low compared to other apartments in Davis and this says good things about the complex.

Last summer I rented a storage space from them, great location, nice people, but when I came back in October to dig my stuff out I found some black widows that decided to have a party in one of my boxes that I had put in the unit. Yikes! Also, the key that they gave me opened not only my storage unit, but also about four or five others. Apparently they had a few "semi master" keys and I wound up with one. Aside from the poisonous spiders and random keys, everything else was fine... -AbbyLawson
2005-02-17 08:23:41 Yeah, I had a bad experience when somebody broke into my storage unit. The property managers didn't bother to contact me until the following month when I showed up to pay my storage fees. That pretty much soured me on Russell Park Storage. —AlphaDog

2006-07-20 17:40:32 We liked the price and location of Russell Park, but didn't really like the apartment itself that much, except for the patio. There aren't enought washer/dryer units (3 in each of 4 laundry buildings). But our biggest complain is that we expected it to be a quiet, family oriented complex. 2006-08-13 17:50:11 Jon and I have lived here since June 2006. Although it says above that it is hard to get into, we didn't have much trouble. I called and put us on the wait list in January 2006. Because we are subletting from a friend over the summer, they are letting us stay in the same apartment during the 2006-2007 school year. We have a one bedroom and pay $755/month which was cheaper than most places in Davis we found. Although there is central heating, there is no central air, only a huge wall unit in the living room. However, this wall unit is powerful and effective and cools the living room down quickly. The palce is in good condition, though the kitchen appliances such as the stove and dishwasher are old (but still work). The noise level is pretty quiet from where we live. We occassionally hear kids playing on the playgrounds but the late nights and early mornings are very quiet. The location is also perfect for students. Overall, this is the best place we have lived in Davis so far. —LindseyKrabbenhoft
2008-02-11 15:24:01 I lived in Russell Park for three and half years before my graduation. I like it very much (at the very beginning I didn't, since I wanted an apt with some central air-conditioning but later on I got used to it). Russell park is really a safe, cheap and decent place to live near the campus for our students. Their management is very nice and professional. They always respond to the maintenance requests in a timely manner. A highly recommended place to live. —Siamese

2009-07-03 02:37:58 we lived here several year and there used to be far more grad. students and families with small children. Now it seems like there's a move to only accept young undergraduates. Last year and this year virtually everyone new to Russell Park is 18 and lives with roommates. They drive really fast through the parking and hang out outside making lots of noise until 3 or 4 in the morning. The playgrounds are becoming less a place for kids to play and more a place to hang out all night and drink beer. Instead of moms in mini-vans it's now SUVs blasting hip hop in the parking lot. —bradjone
