A room in a 4x4 apartment is still available!
The Lexington is managed by Hallmark Properties and offers two, three, and four bedroom apartments. The community clubhouse offers a pool table, fitness room, a study room and pool/spa.The study lounge in the clubhouse offers computers equipped with internet, a printer with free paper, and tables with comfortable reading chairs. The fitness room has several treadmills, an elliptical, a bike and a row machine. There is a pool at the clubhouse that's available for all residents between 9am - 10pm Sunday-Thursday and 9am-11pm Friday and Saturday. There is a half basketball court at the end of the parking lot that gets very little attention, but it's available for you. The Lexington is on Unitrans W bus line and a fairly short walk through downtown from campus. Patrol Plus patrols the community three times nightly for any problems that may arise. The office has an after hours answering service that allows you to put in a work order any time you remember to do so. It also allows you to leave a message for the office or get in touch with management in case of an emergency. It was voted the "Best Off-Campus Housing in Davis" in 2006 for Best Of Davis, by the Cal Aggie.
This is one of the worst designed apartment complexes as far as parking is concerned - potential parking spaces are instead occupied by over 20 motorcycle spaces (none of which are used), ugly trees, random-looking tanbark islands, and unused electric vehicle spaces. In addition, the complex has a very narrow "two-way" street for parking while still having angled parking, making things exceptionally difficult when other people are around. To further show their hatred of cars, the covered parking spaces are extremely close together with poles between them, causing frequent fender-benders among residents. There are also four needless speed bumps that you must pass over. When leaving, you will also have to struggle with the worst intersection in Davis.
In the
news. - They cited an electric car filling station. It may be located up against the front fence toward the east end of the complex. There has been an electric car looking vehicle parked there. The Olive Drive Market is technically a lessee of The Lexington, and seems to get most of its business from there as well as The Arbors. There are a few other retail/office spaces (similar to the spot occupied by Olive Drive Market) in the complex as well. During the 2004 election, one of the unoccupied spaces was volunteered as a polling location and was where most people on Olive Drive voted that year.

This is a horrible place to live if you like having guests over. The living room designs are broken into parts and feel cramped despite large square footage, the kitchens are isolated to prevent communication, bathrooms are foolishly located so people must travel through bedrooms (and often upstairs) to get to them, and your guests will have nowhere to park. - ScottRitchie
2006-03-03 22:36:52 This is a horrid place to live if you need to study! My roommates and I lived close to the freeway and it was like living underneath one. We heard the trucks passing all the time and the noise never stopped. Plus, you're really close to the pollution. If I left my window open during the summer, when I came back a few hours later my window sill was completely black. The apartment layout is awkward and the rooms are small. This place is overpriced and very noisy. Its only redeeming quality is that it's very close to UCD campus. But bring your earplugs! —MeganAhmed

2006-05-26 01:44:35 I will have lived here for three years at the end of the summer; I'm the first person to live in my room...which I'm going to say is pretty neat. But I do agree, the apartments were rushed, my walls aren't exactly square and I got shafted with the room that only has one usable corner due to a popped out corner that was NOT on the floorplan. I also live next to the freeway, but its just background noise like the train. I'm going to miss living here b/c I like my apartment (4/4 townhouse) and I like having my own bathroom. I'll sacrifice room space for bathroom space. The parking sucks; always has, always will. The old management really sucked but the new management (at least the ppl in the office) are really nice and laid back. I'm glad that the creepy maintenance guy is gone; the new ones are cool. And it sometimes is noisy but that just comes with the territory. —KarlaFung
2006-08-27 17:16:43 I have now been living at the lexington for over two years. I would have to say that, in response to other posts, it is clear that one of the most prevalent gripes is the freeway. To this I have to say that everyone got a chance to tour their apartments before they moved in. If you can't stand being next to the freeway, then ask for a different apartment. These people had a choice. Personally, I like where I am. Yes, you can hear the cars going by and the people here get drunk, loud, and stupid (in that order). But this is true for anywhere you go pretty much. All in all, given that it's right on a bus line without being close enough to hear the busses, it's got the market, and the fact that the rooms are new'ish and have private bathroom, I think the lex is a damn good deal. —AdamPanzer

Its nice that many of the units provide a private bathroom for each bedroom, although (consequently?) the rooms themselves are on the small side. I have to say that the apartments are poorly finished, its painfully obvious. I was one of the original tenants, and when i first moved in some of the contractors told me that their time table was radically shortened last minute. 2007-01-29 23:19:49 I've lived in lexington for almost two years now. First off, do not live in the 3br flats, unless theres 3 of you, even then it can sucks, the shared living space is poorly laid out, and the kitchen seem smaller than the 2br flat one. The 2br flat is laid out better but all the rooms are small. With four people you must bunk your beds or move your desk in the 'living space'. I think its worth the money considering: *close to campus *close to downtown (hop the tracks!) *descent kitchen *central air *built in washer/dryer *don't put 6ppl in a 3br flat *free computers/printing *close to olive mart/in n out (that can be bad depending on who you are) However, watch out for your security deposit, and let them check your apt. before they bill or they'll rip you off. Also, parking really sucks at night during the week. Lastly i never had a problem with parties, trains, or freeway traffic. ( I heard they are raising the rent this year ('07) ) —KyleLanderhoffis
2007-11-07 13:36:51 The parking problem is slowly improving. The patrol company tows at random if a car is found without a parking sticker on the windshield. Most people don't even use their cars. They keep them parked in the same spot over several months and then drive them home on break. If you commute for internships or jobs, you should be able to come home and find parking. However, those who don't need their cars should reconsider having their cars parked here. First off the city of Davis is the 3rd largest bike community in the US so they don't promote or endorse car use. #2 Everything is relatively within distance of shopping and school, and lastly the Lexington is SO CLOSE to UCD, downtown and shopping. If that doesn't further convince you of keeping your car at home, consider that you can buy groceries online, commute with friends, ride a bike AND take the bus! Consider the environment as well as gas prices. It's ridiculous to drive to campus from here, even if it's raining! Take the bus, save the money. It's a luxury to have a car these days and the Lexington has already revamped their parking lot and added 20 more spots by digging up the landscape in June 06. If you REALLY NEED your car that bad, consider these options first. —NasMo

Lovin the Lex!!!
I've been a resident at the lexington for almost two years now and i love it. I personally have never had trouble parking (as long as you dont come home at 4 in the morning in which you may have to park a few spots away from your apartment)... theyve started to enforce towing for those without a permit. Guests can always park in the street or get temp passes- its not a big deal at all. I also live right next to the freeway and honestly, i cant hear the cars unless my window is wide open. which it never is because theres central air/heat. everything's brand new and looks clean, everyone gets their own bathroom... you are going to be spoiled if you live here, pretty much. You have the corner store RIGHT there if u need boozie or food or gum (lifesaver!) etc, free computer-use, free printing for all of those lecture slides you need to print for class, free gym, and it takes 4 min to bike to campus. Not to mention you can walk downtown in a minute which saves you a tipsy-taxi ride on the weekends when you want to go to the bars. The lexington isn't as out of control as far as party-noises go. Yea, they're a bit chill with letting residents have fun, but if you request an apartment more towards the front of the complex its quieter there (if youre into studying and that sort of thing ;)). The lex is such a cool place to live its like its own little community. it has a good mix of attractive people and its the best apartment complex to live at. I don't recommend renting a house in davis- ive heard bad things about that...
thats funny how it says the people that live on olive dr. go dumpster diving bc ive never seen that!! I myself have and found a cool gold-gilded frame poster and a new pair of un-scratched sunglasses by the dumpsters so dont hate!! haha

2007-12-11 11:45:45 I agree with NasMo, it't nice to have your own bedroom/bathroom. First off, it's easier to split rent equally than to figure out what the "price" of privacy is. I knew people who shared rooms at the Lex. The bedrooms in the particular flat I saw were fairly large and worked for 2 people, except when one of the roommates got a boyfriend... 3 was a crowd, if you know what I mean. (The bedrooms in the townhouses I've seen are definitely 1-person rooms though.) Room share-ability may also depend on the exact floorplan of your unit. Keep in mind that they do not have all variations posted online; not all 3 bed/3 bath units have the same layout. —RyanCoates
2008-01-14 18:38:00 The Lexington is a great place to live! Although the rent is steep, the apartments are all very new and nice- the appliances work great. Plus the best part is the convenience- walking distance from downtown and campus! Olive Market is also very convenient and reasonably priced- plus the owners are super-friendly. The exercise room is small, but never busy. The pool is nice in the summer and the hot tub is nice year-round. As for the noise- I was concerned at first but if you close the windows you can barely hear the train and you can't hear the highway at all (I have lived in apartment units both close to the train AND close to the highway.) Parking is sometimes a difficult for guests but you can always get a visitor pass for the weekend, and on the week day there is usually parking on Olive Dr. I have loved living at the Lexington and will be sad to leave after I graduate. —Nicole1985

2008-03-11 22:30:28 Parking here is horrible, whether you are a visitor or even a resident with a permit. If you are a guest, you can get a guest permit but good luck finding parking, and if you don't have a permit you have to park on Olive Drive (if there are even any spaces there). Personally, I would not want my car sticking out on that narrow street especially with the low visibility from the lack of street lights. And if you are expecting guests, definitely warn them about towing. Lexington is super anal about that. —rubidoux87
2008-04-28 17:32:54 As part of the management team here at the Lexington, I would like to make a comment on the safety and surveillance of our property. During the past 6 months we have completely revamped our surveillance system here in the clubhouse. Our clubhouse cannot be entered into after hours unless by the use of a keycard. The keycard serves two purposes. One is to keep those that are not residents of the Lexington OUT of the clubhouse, as well as to keep a log of daily usage. Our facilities are for the residents who should be able to use the study, gym and pool without difficulty. We have assisted in retrieving an iPhone and an iPod back to the rightful owners as a direct result of our surveillance system. We have been able to not only pinpoint the day and time it was taken but print the frame of the event as it took place. An honest resident rightfully turned in the iPod this afternoon before any action or notification was given to resident. Upon the return of the iPod, the resident's response to us was " I feel safe here." —NasMo
2008-06-08 16:06:43 I would like to point out that the person who brought up the rape case from a few months ago never implied that the accused broke into the apartment, nor that they were vagrants from across the street. Nonetheless, it's not exactly fair to blame the events of that night on the Lexington management's security system. The moral of that story is that a lot of partying happens here and a lot of good as well as bad friends (or strangers) are invited over, with it bringing intoxication and unfortunately, risks that played out that night. This is something that people need to be careful about on an personal basis. However...Olive Drive is constantly in the police reports of the California Aggie, for theft, noise, misconduct, arrests, etc. There are a lot of homeless people and looters (or at least a few of them frequently), and the presence of the Market, serves as a beer-stop to all these people who then get drunk in the street. My bicycle got stolen from this complex (granted, happens all over Davis), and I have seen on numerous occasions people stopping by with their cars and digging through the trash bins. This is something that makes me uncomfortable and I would like for the management to try and do something about it. —Shiva
2008-07-16 17:55:23 I have lived at Lexington for the past two years, and have just a few comments. My experience here has been really pleasant. Management is really helpful and understanding normally, and the facilities are great (free printing!). There is, however, a little problem with animals here, at no fault of anyone really. Above the entrance of the stairways to our apartment, there is a place for pigeons to perch, so our stairs are always covered in bird crap. The Lexington has told us that there is a nest there, and they can't move it. I haven't been pooped on, so I'm not too bothered by this, but I wish they came by and cleaned it off a little more often. Another problem is that in one of the olive trees I have to walk by, there is a beehive. I completely understand why the Lexington hasn't done anything about this, but you should probably be aware that there is a beehive if you are allergic to bee stings like I am.

Go stand there at night. If that's not an option, I lived next door at the Arbors, and the noise level (in an apartment more toward Olive than 80) was not even noticeable. People opinions of what is acceptable noise levels differ, however, and there are probably different noise levels in different spots. It really should be something you should go check out. In fact, if you are sensitive to noise you should go check the noise level at all the different locations you are considering, even without a major road nearby, as your future neighbors might tend toward being louder than a freeway. —Evan 'JabberWokky' Edwards

2008-12-20 13:20:11 I've lived in Lex for 3 years, and overall it was an ok experience. On the positive side the units are new and have good utilities, its a moderately quite environment (except for the weekends), the management is quick to respond, and the location is very convenient. However, Lex has some annoying qualities. Patrol plus is far too authoritative! They break up all parties no matter the size, sometimes having 5 people over is too much for them. Patrol plus has literally pulled me over in the parking lot for "speeding" over 5 mph, and made me line up in the pool area because I was in there past 10pm. They're a joke! Lately Olive Dr. has been attracting some sketchy people. Tons of bums hangout in front of olive drive market and in-n-out. They haven't been a big issue but they are just everywhere and its annoying to have to co-exist with them. If you spend a lot of time studying, Lex may not be the best place to live. The train tracks and I-80 border the apartments. Expect loud music but the noise level really depends on your neighbors and where your apt is located within the complex. —armaraglia

2009-05-29 15:57:40 I've lived here for 2 years, 2007-2009. First year (07-08) was fun. Neighbors were considerate and nice. Office people were helpful. This past year has been horrible. Neighbors are loud and inconsiderate. Many people don't park within the lines especially the covered parking spots. I don't think Lexington breaks up many parties because my neighbors are constantly partying throughout the week. There are always drunk people running around screaming at 3 or 4 in the morning even on the weekdays. Complained to the office multiple times, yet there was no change. I'm all for partying, but be considerate about it. Some people like sleep when they have class at 8am or midterms/finals the next day. Also, our water has been shut off twice this month without notification. The rent is overpriced. Rooms are small and the layout of some rooms are horrible. Can't open the closet when the door is open. Not worth it. The only good thing is that they respond to maintenance requests fast. —zahra

First off the location is a nightmare and lots of freeway noise and low income housing across the parking lot with drug dealings..super over priced for what you get! But most important - read the fine print on your lease. They automatically ding you $140 for carpet cleaning..even if you had it professionally done yourself. They also expect you to be responsible for the fact that Davis has well water and it leaves rust stains on their cheap plastic drop in shower/tubs..guess what they ding your security deposit..oh yes if you don't pull out the stove and clean all along side of it..or god forbid you don't pull the light fixture in the kitchen and clean it out...you will get dinged for that too. I am not kidding..its a racket and they know college kids are usually not savvy enough to fight it..well they messed with the wrong person..we are reporting them to the California Consumer Affairs department and taking them to small claims court to get back the $400 dollars they want to charge us! I (the mom of one of the kids) personally scrubbed the apartment with the kids..it was cleaner than when they moved in! Upon their recommendation I cleaned out the god damn window sills too but when the kids did a walk through they said it wasn't clean...B.S. it wasnt' clean..I did it myself! PARENTS BEWARE - I WOULDN'T LET YOUR KIDS RENT THIS PLACE UNLESS YOU PLAN ON NOT WANTING YOUR DEPOSIT BACK!!! THE STAFF IS HORRIBLE AND RUDE AND THE PLACE FRANKLY IS A DUMP AND NOT KEPT UP WELL FOR WHAT THEY CHARGE! Thank god the kids moved out of this hell hole!!!! So renters beware!!!!!!!!!!!!!!!! —flusk1
"2009-09-18 17:36:31" VERY DISAPPOINTED BY THE LEXINGTON MANAGEMENT REGARDING MOVE OUT! I have to say, overall, my experience with The Lexington management was great. They were quick to respond to problems and seemed very friendly and always helpful. However, my move out experience has been terrible. During their initial walk through they pointed out things to clean like the inside of window sills, the blinds, the lint remover tray of the washer and dryer, etc. I spent over 8hrs cleaning (this does not include the time that my roommates spent as well). I cleaned the inside of the window sills, washed each of the individual blinds down with soap and water, even removed the cobwebs from the cathedral ceilings in the staircase area. They still ended up taking over 2/3 of our security deposit! Upon speaking with them regarding charges for things I know FOR A FACT were cleaned, I was told that one of their employees did a walk through and said it was dirty. Furthermore, this was corroborated by the cleaning company they hired. Well, I KNOW what I cleaned. I'm guessing the employee just assumed that someone wouldn't take the time to wipe down each individual blind. Well, I DID. It also seemed like the cleaning company checked each box saying they cleaned everything just so they could charge for everything. Practically every box was checked claiming they had done something. I am so disappointed by their refusal to work with me regarding these charges that I know are false. To be charged over 2/3 of our security deposit when we left the apartment in great condition (nothing was destroyed or broken, only law students ever lived there) and when we spent DAYS cleaning it is simply ridiculous. It makes me wonder what we would have been charged had we actually had broken something or had not spent any time cleaning and simply left the apartment as it was. I am quite seriously considering taking them to small claims court. It isn't even so much the money (quite frankly, the amount of time it will take me to contest these charges versus the amount of money I can earn doing actual legal work during that time is not worth it) but the injustice of this situation. I have a very busy schedule with not a lot of free time. I spent what little free time I had cleaning the apartment. For what? I'm really disappointed by this whole situation tainting my overall experience at The Lexington. My word of warning is this, expect to get very little of your security deposit back whether you clean or not. Go in expecting this and perhaps you won't be as disillusioned as I have been. —LawStudent
