The Trees offers studio apartments as well as 1 through 6 bedroom units ranging from $890/month to $2835/month [May 2009]. There are 13 different floor plans. Two one bedrooms, the B and the C floor plan. The C is more conventional while the B is more open like a studio. There are 6 seperate floor plans on two bedrooms. Three two bed one bath (2x1) and three two bed two bath (2x2). The Three bedrooms come in two sizes. The smaller one has a small den that was converted by building a wall and adding a door. "The Trees" is the only complex in Davis with a 6 bedroom apartment for lease. The complex is located on the Unitrans D and K bus lines. Community amenities include Air Hockey & foosball, in the game room as well as a computer study room with a fax and copy machine. The Computer and Fitness room are open 24hrs. According to advertisements, The Trees are, "nestled within the serene beauty of Stonegate."

Had a friend that lived in a 3 or 4 bedroom. Spacious and nice. Overall pretty cute. Sorta far into west Davis though.

2006-03-04 21:47:20 The manager is terrible—the complex is overpriced! People used to camp out over night in hopes of getting accomodated here—I doubt that is the case now. The manager is a parking nazi. She will ALWAYS be there when you don't need her to be. She slaps those orange "no parking" stickers on your car like there is no tomorrow. By the way, the stickers come off easily with some water (peel slowly). Bottom line: over priced, bad service, crappy parking. —PeterWong

I've lived here in the Trees for four years and not once seen an orange parking sticker, whereas every time I walk past Arlington I see them. Here in the Trees cars only get towed if someone calls to say the offending vehicle is in their spot — I park my girlfriends car in my spot without a Trees permit sticker on a daily basis without incident. —KrisFricke

My roommate parked in somebody else's spot for less than 30 minutes, and his truck got towed...which is awesome because it cost him $300 to get his truck back. I don't know why they offer 6 bedroom apartments at the trees and only give us 3 parking spaces...kind of retarded since all six of us have cars. Oh yeah, internet is flakey too; have to keep resetting the modem and router. Walls also might be made of tissue paper since I can hear everything that goes on outside and in the living room. —NickAntipa

2006-03-31 16:28:38 I only lived here for about a month on a sublease before moving to Alvarado parkside. I was not impressed The apartment was huge, (2bed+2bath), but costly. Manager was friendly and chatty, but good luck getting anything actually *done* here. People also didn't seem friendly, I'd often say hellow to people, and they would give me nasty looks. There is one thing I miss, the kichen has a lot of space and lots of easily reachable shelves. Other than that, pretty meh for what you get. —CharlesGeorge

2006-04-10 23:55:39 I just had a friend park his car temporarily in the lot to unload some stuff, and of course his car got towed by All about Towing. That' hella weak. Apparently the police have nothing better to do in this town but to screw over people here. For such a "nice place" to live you would think parking would be accessible for everyone. Be careful if you come over to see a friend and u have to park a car. Your best bet is to park on Lake Boulevard around Portage Bay or across the way on Lake. Also be careful because there is a police car that is always patrolling around the Arlington area. —MikeMele

Internet service could be better and office hours posted would be helpful. The amenities are awesome and well maintained and not too crowded. Walls are a bit thin, but what complex isn't? 2006-10-04 16:14:25 The internet which I needed for my work/school did not work for days on end. I finally gave up and asked to get out of my lease, which the witch in the office let me. They stole my deposit even after I cleaned the apartment and refused to do a walk though inspection and the witch disappeared durning that week thus robbing many people's security deposits. Took her to court and she brought these poor latin workers to lie for her. Sad part is most of Davis is filled with these scumbag reality companies that prey on college students knowing that their parents cannot spare the time to fight for their children's rights or deposits back. Maybe we need to form a body to bring civil action against these crooks. Tar and feather them out of town. I am a painting contractor and I know for a fact that most of these reality companies do not even paint or clean the carpet but they sure do charge you for it. —RichardBelcher

Don't ever mention Fair Housing Rules to managment unless you want them to threaten you and tell you that they have gone to court at least 160 times and no one has ever won against them. I told me I had to pay for carpet replacement due to a few pee stains from my dog via a black light inspection done by a guy that was obviolously blue green color blinded plus other things such as apple juice show up under UV light green like urine. My advise learn your rights as tentant because they ended up not charging me for the carpet because they knew I would sue them and win. 2007-03-12 15:01:23 For those amazed about getting your car stickered, have you ever parked at an apartment complex before? There are reserved spots and non-reserved spots. The reserved ones are always plainly marked and if you park in one when you're not supposed to then you get stickered and/or towed. It is hardly different than parking in a handicap spot without a placard. It is true there is not much guest parking in the parking lot but there are TONS of spots on the sides of Portage Bay Ave which is an extremely wide non-busy street. —JonMarsh
2007-05-30 14:59:46 I have a second-floor one-bedroom that, while a little pricey, is large and clean. The maintenance staff here are great, extremely friendly and helpful. They’ve got a good exercise room, pool table, foosball, air hockey, weights, and a big pool. Management have gone out of their way to be helpful, as with loaning me tables and making sure the area was clean for my graduation party in the BBQ area (they let you reserve it free). They were quick to replace the older refrigerator and dishwasher in my apartment at my request and responded promptly to the few maintenance issues I've had. Like any place, there are some issues: while free (both DSL and wireless), the Internet occasionally goes down overnight after ThickAir’s tech support is closed; maneuvering into parking stalls can be tricky; noise can sometimes be an issue (not so much in my area of the complex, though). Altogether, it's a nice, well-kept, pet-friendly place with lots of shade and (obviously) trees. I enjoyed my stay and recommend it. —MichaelTener
2007-06-04 20:26:10 I've had a great experience here, and I actually like the management. It's definitely difficult to get a hold of her, but in regards to her being "evil" we've always thought she was very friendly. Granted when we first moved in we figured it would be a good idea to try to get on her good side, we didn't do anything more than be polite and thankful, and since then, she always remembers our names and has sent maintenance over immediately whenever we have problems. Also, the maintenance team is REALLY friendly and helpful. The thing I personally like most is all the shade. Our apartment is really really cool during the heat, which is great because we don't have to spend as much on AC. The internet was pretty bad for a while, but there hasn't been a problem in months so I think it's been fixed for good. Also, I've had a few parties, and my friends have never had a problem finding parking spaces closeby on Lake or Portage Bay. So basically I would definitely suggest living here. —KevinAkioQuanNii

2008-03-24 18:30:45 The new rules in the lease are rediculous, not to mention a few are illegal (such as coming into your home once a month to do inspections, only the fire marshall can do that). New rules include, but are not limited to: not being allowed to back in your vehicle or perform maintenace on it in the parking lot, no dogs for incoming tenants, advising the management if you will be gone for more than 7 days with a 3 day written notice, no personal BBQs, no paper/fabric decorations on your walls, doors or windows, must promise to return any phone calls management makes to you, etc. The internet is as slow as the second coming of Jesus, construction is constant with no clear sign of any progress made (the metal slabs continue to be in the middle of the roads, great on tires), and all though you pay for an assigned parking space, you can no longe have someone's vehicle towed (even though old management gave you a magnet w/ the number of the place to call) unless you call her first. But not if its going to wake her up she says. The closet is big at least though. —patrick82

It's a nice place so I WAS looking forward to another year, but apparently the property has changed owners. NO MORE DOGS ALLOWED, cats only with a $500 deposit, which is especially disappointing because the Trees has been such a great community for pet owners. Aside from that, we received literally 50 pages of new lease addenda (and she asked us to come back for the rest). The new rules are a bit overkill, such as not wearing bobby pins in the pool and the fact that "the Resident promises and agrees to immediately return and messages...which are left by either the landlord or the landlord's agent to the Resident." A very nice complex (very overpriced, as well), but the new rules feel more like signing an agreement with a babysitter. —CParker

I hurriedly signed it without looking at it all because they said if you didn't want your rent raised you had to do it right away. Once it was turned it I went back to look at it and was astonished. One of the main reasons I loved living here was that the pool area was open 24 hours and I enjoyed relaxing in the spa fairly late at night, now the hours are 10-10 and they lock it up quickly. Whenever I've gone to the new management with problems, all she does is cite 'It's in your lease' or tells me that its the owners decision. She never actually answers a single question. It's very unhelpful and incredibly frustrating. —KatBatz

2008-10-23 09:49:57 I've lived here for over 2 years now, and unfortunately, things are not the same as a year ago since management has changed.
It's an overall nice place to live. Pretty quiet, the tenants are mostly nice, and it's quite clean. The area is really pet friendly and I can job with my pup in the field next door. I had a dog when I moved in 2 years ago, and I still do so I assume the pet policy hasn't changed but don't take my word for it. If it has changed, they can't just kick everyone out that has a pet so I'm sure that's why there are still dogs here either way.
I do miss the old management... A LOT. She was so nice and did everything to help. Now, the management is a bunch of unintelligent and definitely lazy bunch of people. Never willing to help or go out of the way. The parking has become an issue, too, since now tenants are no longer able to have cars towed. What's the point of having a private lot then? When no cars are EVER towed? Somehow, living here has become a tad bit stressful when it used to be a joy. It's not THAT terrible, or else I wouldn't be living here still, but the standards and the quality of life here has decreased noticeably.
Oh, and the pool not being open 24/7? A dumb change that negatively affected everyone on the complex. It wasn't a problem before... why change it? Just another dumb decision made by the unreliable management. What a shame... —CAkita

2009-06-09 19:11:19 I've lived here for almost 2 years and have generally had a good experience. The management has changed numerous times, which is a bit frustrating. Always new papers that they want filled out and permits that they want. Feel pressure from the newest one to work on their schedule while they are not accommodating to their residents. Construction or changes of some sort seem to be ALWAYS going on. And the manager has a tendency to be impersonal.
The Internet absolutely BLOWS, so don't hope much there. Tolerable, yes, but frustrating when the wind blows or for no conceivable reason you lose signal completely. It is hard to get a hold of ThickAir (the wireless company) to get any problems fixed, but the management won't do anything to help either. Internet is included in the rent, but shouldn't be if the office is not willing to deal with the problems that come up.
Love the maintenance staff, always very courteous. Hate the new pool and fitness center rule, which is now not 24 hour. The printers are unreliable, and the washing machines are overpriced and barely clean clothes. The people are usually nice, not very noisy (on most occasions), and they allow cats and some dogs. The apartment itself is alright, nothing major to complain about. Some old appliances, but if you put up enough of a fight and pull out some housing regulations you can get them exchanged. Love the overall look and atmosphere of the place, but it can get hectic at times. And people have gotten better about the parking restrictions. —DaniD
2009-06-12 09:43:37 So, I can't recommend this place to anyone. I've had a bad experience between a terrible roommate, bad (previous) management that thinks screwing a gate shut is equivalent to repairing the broken latch, and cockroaches sneaking in my bedroom and kitchen throughout the entire year. The parking lot is small and inconvenient, as is expected in Davis, the walls in the apartment are (no surprise) quite thin and you can hear EVERYTHING your roommate or neighbors are doing. New management is slow and irresponsible at times, if it's midday on Friday and you want to use the common facilities that are "free" for you to use and something isn't functioning, you get to wait until Monday. The rooms are spacious and the complex is located next to a bus stop where the bus comes frequently, but this really isn't a place to live unless you (or a friendly roommate or neighbor) have a car. Nearest grocery store is about 2 miles away and biking home with groceries is rather inconvenient. I'm excited to be moving out. —sammyrox

Before, I thought that this was a decent place to live, but I found out today that basically none of our security deposit is coming back to us. We painted when we first moved in, and have always known that we would have to paint back. But he told us that no matter how good a job we do, he is going to have professional people come in. Even for rooms we did not paint, including bathroom and kitchen, because they are changing the original paint color. And that the carpets all have to be professionally cleaned no matter what. AND that no matter how much we clean, professional cleaners will be called. This all coupled in with the fact that the manager is pressuring us to move out early (a week early) just makes my entire experience here not worth it. Nice place, but not worth the hassle for what you get. —DaniD

Interesting... this is not what I was told when I signed my lease a couple months ago. He did mention that the professional cleaners are pretty much going to come in no matter what, but that they weren't very expensive. He said we could paint the walls back ourselves, he would even give us the exact color code or name or whatever. It doesn't seem legal for him to charge you for repainting the entire apartment just because he feels like it though. I would look into that... —PW

We don't lock up the pool, but when we get called at 3am with a noise complaint because people are doing cannon balls in the pool we will kick you out. As far as the paint goes, as we told you...You are welcome to repaint it back to the original Color. Your apt Prior to the orange and green was Kelly Moore Frost white Flat interior paint. When every wall in the Apt needs painting from top to bottom it is considered a "Full Paint" . When we do a full paint the color is Navajo white in eggshell. the kitchen is semi- gloss. You can choose either color as long as we don't have to call the painters after final inspection we will not charge you. It does NOT matter who painted which room, the security Deposit covers the entire apt. (Do Not spill it on the carpet that is expensive). Same with the cleaners... If we have to call them, we have to charge you. Some people are able to clean well enough, they typically clean throughout there stay. Most don't bother, they do a moderate clean and pay for the proffessionals to clean the toilet, the shower, behind the fridge, and other nasty area's. As far as the move-out date we are sorry if you felt pressured, the majority of tenants want to move out early and we want to save them money. We just need to know the dates so that we can schedule it. It is June you have time, but you are correct in it's current condition there would be heavy charges on your security Deposit. —DeanS
2009-06-23 01:48:33 well, when i originally moved in it seemed to be a nice place. the management has changed and i cant really say that it was an improvement. i do like the maintenance staff, they are pretty nice but i feel that they have been overhauling alot and have been purposefully called off maintenance requests. when i moved in the apt was in such disrepair due to a short amount of time that they had to turn it over. the maintenance fixed much of the issues after about 3 weeks but the walls were not completely retouched and we are missing a few items. since then nothing has been fixed. i have spoken with other tenants and their requests have not been taken care of. the heater/ac never worked and we put in about 6 requests for maintenance and now its getting into the upper 90's. the new manager is a bit rude and does not listen. he also pressured us to move out early, which would have been fine but this is how the conversation went, manager -"when are you moving out?", me- "um... the end of august?" (i was not prepared for that because i was just there to pick up a package), manager- " yea well you have to be out by then, its the end of your lease". me- "ok so then what are you asking?" he basically told me it would be easier for us to move early because he wanted it to be easier on a tenant that wanted a transfer. when we told him when we would like to move he said it was fine. when we double checked with him about a month later, he told us that he never got our notice and that our roommate told him something like moving in june, which is ridiculous because we dont end the quarter until june 11th. I would not recommend living here as a 1st choice due to the management and lack of maintenance being fulfilled. the manager is a bit rude and condescending. when we told the manager about the issues still remaining to be dealt with he basically told us that he could not "trust" the pervious manager's paperwork and that he can not do anything about what has happened perviously. we turned a copy of the initial move in inspection and he basically told us that it was worthless. i will not be surprised if we lose our entire deposit but we took pictures of it initially. —initialfathom

That's a legally valid piece of evidence. The new management has no right to say that the apartment was not in the condition that you specified (and the managers at the time agreed) on your move in sheet. Don't let the managers there push you around. You agreed to certain terms in a contract, and they have to honor them. —IDoNotExist
2009-08-02 19:48:31 The Trees is a very friendly apartment complex, and I love living here. I totally disagree with other reviewers who complain about the management. Melissa and Dean are very nice people and really try to help if there's a problem. Example: I'm moving to a different apartment in the complex and Dean worked out that I do not have to pay for two deposits when I signed the new lease but transfer my current one to the other apartment. OK, the lease went up too much over the past couple years but the management has changed. I think this is a really pleasant place to live and I feel very much at home here. Really nice pool area, and as I said, very friendly people. —AngelaH
2009-08-23 17:48:31 I've lived at the trees a few years and everything was fine until we decided to move out. They gave us a 4 page list of stuff we have to clean before we move out and if one single thing isn't done we have to pay them 210 dollars for professional cleaning. we have to pay for professional carpet cleaning even though we don't have a single stain and our carpets were just replaced when we moved in. They don't accept steam cleaning by us, it HAS to be a professional with proof. We have to pay 60% of a painting job because according to our renters' contract the "normal shelf life" of paint is 5 years. According to California law Apartment management should repaint every 2 years and if you live in a place 2 years or more you shouldn't have to pay for paint. Of course this is just a "suggestion" so because of our contract we have to pay 300 dollars for painting as well. On top of all this they didn't even give us the cleaning list until we went in and asked for it, they were going to give it to us the DAY we moved out so there would have been no time to fix the stuff. This is their "Standard procedure." We are not getting any of our security deposit back and we have done nothing bad and constantly keep our apartment clean with no parties and no stains or damage anywhere and this is what we get. Huge ripoff. Internet is very faulty also but it's "free" so i suppose it's supposed to be slow. They replaced the bike racks with new ones that are so fat and awkward it's impossible to lock your front and back wheel to it without 2 locks and extreme difficulty. They allow pets and the rent is cheap. The maintenance is really nice but it does take a long time for stuff to get fixed and it takes multiple repairs to get the job done. -I live in a 3 bedroom apt. through the roommate program w/ only 1 other person (we were matched through a roommate-compatability-chart which identifies quiet preferences, messy/clean levels, smoking issues, pet tolerance, etc.)
-I pay $500 for a small room w/ nice view of wheat(?) fields; also have patio
-Stonegate Video & Coffee is an 8 minute walk (open till 10 pm)
-24 hour internet and study lounge
-24 hour fitness center w/ 2 elipticals, 2 treads, stairmaster, stationary bike, weights, and TV
-the coffee machine across from the office serves all the standards (cappucino, mocha, decaf); 8 oz. for 50 cents and it actually tastes really good! no joke, I go there every morning . . . and don't forget free popcorn on Friday
-fairly quiet place w/ mature students and professionals
-pets may live here; there's a lot of cute dogs . . . haven't really heard any barking
-managers are very friendly, and in my experience, very accessible
-if you have a FedEx-type package coming, don't worry . . . the mailman delivers it to the office so you don't have to wait around at home
-the maintenance guy is efficient . . . a huge/disturbing vine was growing onto my porch and I was about to tell the office people . . . but the next morning it was gone . . . the maintenance guy clipped it
cons:
-if you don't have a car and you don't have a student ID (for free bus access), distance can be an issue. Since it's so flat here though, the 20 minute ride to the Covell-Safeway is more therapeutic than burdensome. It's about 15-20 minutes (by bike) to University Mall (Rite Aid, Cost Plus, Subway, The Graduate Bar, am/pm)
-nearby Russell Blvd. is kind of a major road, so light sleepers may detect cars zooming around at night
-the closest shopping center is "Westlake Plaza" (about an 8 min. walk) but it doesn't have a grocery store —Nan
