Upon my arrival at the apartment, it appeared nice and clean at first, however the kitchen was unbearably small (Townhouse apartment) and when one opens the refrigerator door it blocks off the entire kitchen (extremely poor layout). There is a HUGE cockroach problem, as I've physically seen them run across the kitchen floor, in cabinets, in both bathrooms, and even on the walls in the stairway. It makes me wonder if they also run around my room at night while I'm sleeping. My own personal issues with my living situation were unaddressed until I threatened to sue them. My fridge didn't close all the way and they said I just "needed to slam the door hard so it'll shut." And the door to my room was stuck and wouldn't open unless I used abrupt force and when maintenance came to fix it, he left shavings all over the floor. The bathroom and kitchen sink made weird noises. The walls are really thin so you can everything your neighbors are doing. It's not that us tenants are asking to have our stuff fixed right away, we just want them fixed in a timely manner. In the winter, we'd like to have hot water and heating, in the summer we'd like to have properly functioning air conditioning. The typical stuff that good property managers assure all their tenets have. I've lived in Davis for 5 years now and at 4 different properties with managers that treated me like royalty. Lots of illegal stuff go on here and dismisses it all so I guess it's no big deal her tenants are doping in and out. I've had managers who stand up to these sorts of issues fearlessly and they actually cared for their tenants and their well being and safety. We would like to address the issues brought about on the Wiki. The building was built in the 1960's and yes there are maintenance issues, which we are working diligently to repair. Management does have a process in which it needs to follow in order to resolve work orders. Sometimes what may seem like a small fix to a resident actually is extremely costly. What really turned me off to those folks was that they instituted a policy of charging you for painting the apartment when you move out, even though, according to the ["Davis Model Lease"] that they use, it is the responsibility of the OWNER, not the TENANT, to pay for painting costs when due to reasonable wear. It seems they arbitrarily defined unreasonable wear as "whenever someone moves out." It amounted to $130 out of the security deposit, which when you multiply by the 80 units in the complex, comes off as a handy sum of about $10,000 extra they can earn per year. Shuffling managers makes it hard to discuss the lease because they all have different takes on it. Still, if you accept that $130 as 11 bucks extra per-month rent, its not that expensive, but legally annoying. When they painted the place, they painted right over all the dirt, there was a spider that had been painted on top of. Dusty beyond belief, thin windows that leak cold air that you can literally feel. When things break, all the time by the way, it takes them a few months to respond, sometimes never unless you push them, and it still usually takes awhile after that. There was some trash on our porch when we moved in, and when we tried to throw it away, they said they would charge us for the transportation/moving fee of the trash, although it was not our responsibility. We need a lawyer...even the manager said we should just get a lawyer. If you live here, don't expect to be clean, don't expect to shower all the time, dont' expect anything from the complex except for being ripped off and having your money taken away one way or another. Shuffling managers makes it hard to discuss the lease because they all have different takes on it. She was very friendly and apologetic (</span>I<span>, still angry, was kind of rude) but they don</span>'<span>t take responsibility for things like stains on the carpet or moldy-looking crap under the sink. She did gi</span>ve <span>us a 4 day concession on rent which was really nice.
